Choosing the Right Contractor: Key Questions to Ask for a Successful Project

In my world of construction and real estate, what might feel like routine knowledge to industry professionals can be entirely new territory for homeowners—especially when a project requires more than DIY skills. If you’re planning to hire a contractor, here are some essential questions to guide your choice and set your project up for success from day one!

1. How Long Have You Been in Business?

A contractor with experience often has a well-established reputation, efficient processes, and a reliable team. Choosing a professional with a solid track record usually leads to better outcomes, as their expertise helps prevent costly missteps along the way.

2. Are You Licensed for This Type of Work?

Licensing signifies that a contractor has the qualifications and skills necessary for specific types of projects.  Confirm that they are licensed for the exact work you’re requesting, as requirements can vary.
Bonus Tip: In Arkansas, contractors must hold a surety bond for commercial projects. For residential projects, a bond isn’t required but is a strong plus—it indicates a commitment to responsible practices.

3. Will We Sign a Contract?

A contract is essential, detailing the project scope, timelines, materials, and pricing. It protects both you and the contractor by setting clear expectations and providing a framework for smooth project execution.
Non-negotiable: Don’t move forward without a signed contract. A verbal agreement isn’t enough.

4. Can I Contact References?

References offer insight into the contractor’s reliability, work quality, and customer relations.  If references aren’t available, check online reviews, social media, and Google for feedback on the contractor’s previous work.

5. What’s the Project Timeline?

Understanding the expected start and completion dates will help you plan around the work . Most experienced contractors can provide realistic timelines, though certain delays may be unavoidable due to factors like weather, supply chain issues, or hidden structural problems discovered after work begins.

6. Do You Have Examples of Past Work?

A portfolio of similar projects allows you to verify the contractor’s skill and experience. If they don’t have one readily available, ask if they can share some examples that align with the work you’re planning.

Final Thoughts...

Asking these questions will give you a clear understanding of what needs to be done, how it will be executed, and help set well-defined expectations for both you and your contractor.  This approach ensures you find a trustworthy professional and sets your project up for success right from the start.

Whether you’re upgrading your space or building something new, these questions will help you feel confident in your choice of contractor and ready to bring your vision to life.
